What are the most important things to keep in mind when placing an ad?

Two things: 

  1. Never, ever, ever use what Boost spits out at you. While this is said to be plug-and-play, Boost auto pulls the remarks from the MLS. It doesn't make the text shorter, and it doesn't rewrite it for the audience you're trying to reach (web audiences always want SHORT). 
  2. You have the ability to pick the geographical location for the ad. Go into ListTrac and see what cities you're performing in. Choose 5 of those. Never opt to advertise around that address.

Which agent will appear in the ads?

If you are co-listed with another agent, the primary agent will appear.

If you are hosting an open house with someone, the primary listing agent will appear. 

Just note: Only the primary listing agent appears.

How do I get leads that are generated from my campaign?

Any leads that are captured during your campaign will be sent to you via email. If you utilize the MoxiEngage CRM, they will also be routed there for you. In addition, you can access and download all leads from your Boost account. 

If you aren't getting the leads, check with the CBTPE marketing department and make sure that your preferred delivery email address is displaying correctly in Leads Engine. If it is correct in Leads Engine, contact HelpDesk to investigate the issue further.

What ads will the brokerage place for me?

For certain properties (high-stake, underperforming, desperate to retain seller, etc.), the brokerage may or may not place an ad on your behalf. If an ad is placed, Marketing will forward leads to you as they monitor the ad. See Marketing if you have a property that is above the average days on market for its property type.

Why should I place a boost ad?

Boost (formerly known as HomeSpotter Boost) is a tool for real estate agents and brokers to advertise their listings and promote themselves on Facebook, Instagram, Nextdoor, and a network of over 1,000 websites across the web, within a system tuned to deliver results.

It uses a combination of geotargeting and the attributes of your listing to create a profile of a prospective buyer for your property and then serve up ads to that profile.

You want to place ads because:
  • More exposure via a larger digital ad network that includes Nextdoor and over 1,000 popular websites as compared to just Facebook and Instagram
  • Custom targeting, including the ability to target your seller, or your own list of contacts.
  • Ability to edit an ad at any time during a campaign
  • Email notifications each time someone engages with your ad, so you can interact in a timely manner
  • Ability to direct a listing ad to a listing landing page that captures leads
